Why has ClimateIndex™ been added to your basket?

With InfoTrack, a ClimateIndex™ report will automatically be added to your basket when a lot falls within Bushfire Prone Land or has flood risk on site – in order to further assess the risk. ClimateIndex™ provides a thorough and detailed assessment to quickly clarify those identified risks for you and your client.

What is ClimateIndex™?

ClimateIndex™ is the first desktop report of its kind to identify both the present-day and future risk that bushfires, flooding and coastal erosion poses to property in New South Wales. The unique approach goes deeper than standard assessments to give property lawyers and their clients a full understanding of risks associated with climate change and how they may impact financing, insurance and the sale or purchase of property. 

How does ClimateIndex™ compare to related aspects of the 10.7 certificate?

The biggest difference is that the ClimateIndex™ risk model takes climate change into account to provide a future projection of the risks covered, not just a view of “now”.

When reporting on bushfire risk, the 10.7 certificate commonly only identifies whether a property is within Bushfire Prone Land (BFPL), but past fire locations show that fire commonly spreads outside of these areas – which is why ClimateIndex™ goes further. Not only does it assess proximity at BFPL, it additionally analyses vegetation density and tree cover, past wildfire events, the Forest Fire Danger Index, fire weather conditions, ignition sources (such as lightning strikes), slope and terrain.

Built on NSW RFS guidelines, CSIRO research, and historical fire data, the ClimateIndex™ bushfire risk model ensures reliable, data-driven insights, supporting risk mitigation and decision-making.

When reporting on flood risk, the 10.7 is overly conservative – often using the “Probable Maximum Flood” (an incredibly rare event) as the basis – blighting properties unnecessarily. The assessment within ClimateIndex™ takes into account the different likelihoods of extreme rainfall events, flood depths and the presence of defences to provide a comprehensive and realistic assessment uniquely consistent across county and state lines.

ClimateIndex™ additionally covers coastal erosion which, whilst extremely rare, can be catastrophic. By using historical erosion rates and the “fabric and form” of the shoreline, the proprietary model within ClimateIndex™ can project how long until the coastline will retreat to the property.
